One would think that the pace of the home inspection industry runs in parallel with real estate sales. Inspectors should be as busy as real estate agents, right? Surprisingly, no. The quest for securing a home in Vancouver has been so competitive lately that all common sense has flown out the window and many transactions take place without an inspection. While it’s understandable given the frantic pace of the market, making such a large investment without a professional home inspection is risky business.
I recommend a home inspection for every single real estate purchase, whether it’s a condo or a detached home, new or old. If you are expecting to compete for a property, then a pre-purchase inspection can put you in a good position to secure the home and give you peace of mind.
Your inspector can offer an unbiased evaluation of the home’s condition so that you can make a sound purchasing decision. Even if you plan to demolish the home to build a new one, there may be hazardous materials that will add significant costs to your project. Some inspectors offer environmental services, including indoor air quality, mould and radon detection and more.
Choosing a qualified home inspector
In 2009, British Columbia became the first jurisdiction in Canada to regulate home inspections. Consumer Protection BC is responsible for licensing and administering the regulations. On 1 September 2016, even stronger licensing rules took effect to protect consumers.
Be sure to ask to see your home inspector’s licence or use the online search tool provided here.
Designated associations
In addition to the stringent licensing regulations, home inspectors must meet the requirements of any of the following designated associations. The websites below provide some valuable information about the inspection process and guides to choosing a competent home inspector.
Applied Science Technologists and Technicians of BC (ASTTBC)
Home Inspectors Association BC (HIABC)
Canada’s Commercial and Home Inspector Association (CanNACHI)
National Home Inspector Certification Council (NHICC)
The enhanced regulations have made choosing a qualified home inspector easy. Search online for “home inspection company vancouver”, ask your friends and family for recommendations, and read reviews. I can also provide you with a list of professionals to choose from. Please get in touch and I will be happy to help.
